A new boutique office building stands out in Nashville’s historic yet evolving Music Row district. The design team for 1030 Music Row originally chose the mass timber system with glulam columns and beams, DLT decks, and CLT elevator walls for its versatility and ability to create an open floor plan that can be adapted over time. Influenced by the pandemic, they also sought to create a healthy work environment. The project includes state-of-the-art air quality and touchless systems, and the biophilic characteristics of the timber structure are intended to promote a sense of well-being. Private terraces on each level and floor-to-ceiling glass throughout provide both natural light and views of the neighborhood. The DLT, manufactured with unusually wide 3-inch laminations to create clean aesthetic, was left exposed indoors and out. Larch glulam columns are also expressed on the outside for passersby to enjoy the beauty of wood. Market demand was almost immediate. The office building was 80 percent leased just six months after completion, reinforcing the concept of a national ‘flight to quality’ in the commercial office market. 122,000 sf / Type IV construction
